Complete Timber Upgrading

The series of photos shown below are taken from a project in Cheltenham; the property was constructed about two hundred years ago and has seen many changes of use during its occupation.

During the Second World War it was the Head Quarters of the American army.

The property is grade listed, with many of its original architectural features. All structural timbers are oak.

The main problem was that of modern day expectations in office development, meaning that the original beams in the property weren't designed to cope with the new loads now being imposed on them.

The project was to upgrade the principal beams and secure the roof structure, and demanded a wide variety of approaches including the bolting on of steel channel irons.

After quite a considerable consultation with the acting experts and conservation officers it was decided that the most preferred method for undertaking the repairs and upgrades was to use the resin repair system. This was deemed to be less instrusive to the building, non destructive, retaining the original features and fabrics, and a considerable saving to the client.

The works therefore consisted of:

  • 25 beam upgrades
  • 6 new bearing ends to the roof trusses
  • 19 strut replacements
  • 1 new bearing end to a principal carrier beam
  • 1 curved lintel bearing end
